Demolition contract best practices.

A recent report shows UK Last week’s ruling in Norwich set a precedent for the demolition industry: a High Court judge held that a WhatsApp exchange about a £248,000 demolition was a binding contract. The judge found the chat – covering price, scope and terms – “constituted a concluded contract,” despite its informal, conversational form.

The warning for demolition contractors is the line between “chat and contract” is dangerously thin.

For demolition contractors, this is a warning. Casual agreements by text or handshake can land companies in formal disputes. A recent report shows UK adjudications at a record high of 2,264 referrals in 2023–24, reflecting surging payment and scope battles.

Understanding demolition contract best practices has never been more critical. Key risks of relying on informal communications include:

  • Scope and payment confusion: Unwritten promises lack detail. Too many projects turn into expensive adjudications when expectations differ.
  • Statutory notice pitfalls: The Construction Act requires formal payment notices – a casual text often won’t meet those strict requirements.
  • Insurance exposure: Insurers expect clear written contracts. Vague deals or unrecorded changes can void cover, leaving liabilities uninsured.

In demolition projects, conditions can change overnight. If those changes live only in chat threads, disputes are almost guaranteed. No matter how casual the agreement seemed, the courts will enforce what’s clearly agreed in writing.

Technology is changing how we work, but fundamentals haven’t: a signed, formal contract is still the gold standard. In demolition, where projects are complex and hazardous, clarity of agreement is crucial.

WhatsApp and casual chats can carry full legal weight; informal deals often end in disputes over unpaid bills and unmet terms.

On demolition sites, it’s not the medium but the message. If a chat nails down the details, the courts can hold you to it; ensure demolition contract best practices; clarity and formal documentation are your true armour.
